Important! Due to the volatility of the present economic climate First Bulgaria cannot support any rental guaranteed income scheme. As an independent group of companies we feel free not to bind ourselves as per 01.05.2010 with any rental guaranteed income offer and any future buyer has to make his/her own decision regarding this matter.

Researching Pirin Golf and Country Club

    We offer 3 options:

  1. Individual, customised inspection trip after consulting with you about your most convenient time for visiting the Pirin Golf and Country Club in Bulgaria. The cost of the trip is approx. € 300 per person (but depends on flights schedule and destination) including return flights , transfers, hotel accomodation and individual guided tour by car to Pirin Golf , Bansko town and the surrounding area.
  2. For those, who would prefer to arrange their own travel to Bulgaria independently, we will assist in booking their preferred accommodation and will organise transfers from the hotel on a free guided tour of Pirin Golf and Country Club and Bansko - Razlog valley. Your tour to Pirin Golf and Country Club will be organised according to your schedule and you will have the opportunity to ask our staff any questions that you may have. If you decide for this option, the price will be mutually agreed upon depending on your programme.
  3. New! If you want to explore yourself all opportunities alone and draw your conclusions , we're ready to advise you independently about any Pirin Golf issue you may consider important on a "no-obligation" basis or help you in your purchase acting as buyer's consultant. We charge a mutually agreed fee fixed and payable in advance for this service and act under a legally binding agreement to work only for you (not for the developer). We followed the development of Pirin Golf from its start in 2006 and possess the largest independent knowledge base about any aspect of its past , present (and perhaps) future.

Selection and Reservation

  1. Contact us for latest developments at Pirin Golf, availability and prices. We'll advise about the best opportunies in your budget range.
  2. Choose property at Pirin Golf and Country Club within your budget. Note that the market is dynamic and availability changes frequently. Some types of properties (golf view apartments or townhouses) are now sold out. Excellent, affordable golf-ski-SPA apartments are still available, but if you want to benefit from clear mountain views or get one of the last frontline golf apartments you have to make your decission on time.
  3. After you make a selection, reserve your chosen property. Reserving means you "book" as an exclusive buyer through us and we take your chosen property off the open market for 30 days.

  5. The reservation fee should accompany a signed reservation form (Purchase Option Agreement), which is available on request. The reservation fee is fully deductible from the first payment (instalment), which is explicitly written in the Preliminary contract .

Construction Phase

  1. We update our website about all major events at Pirin Golf and Country Club. Our clients receive regular updates on the progress of construction, furnishings, furniture packs, rental contracts and golf events at the Pirin Golf and Country Club.
  2. We help clients make all arrangements necessary, keeping them informed in all times about their property construction timetable and progress.

Completion

  1. Upon completion of the development and payment of the final installment, the transfer of ownership rights (title deeds) takes place. We will inform all of our clients of the necessary steps to ensure finalisation of the deal.
  2. We'll be glad to assist all Pirin Golf owners in their choice of furnishings and clients are now informed about the options on offer from First Bulgaria. Our Pirin Golf furniture packs are available at highly competitive prices starting from EUR 3,640 for a studio furniture pack.
  3. Snagging: We shall assist our clients in arranging the standard snagging procedures through a highly reputable independent company.
  4. Completion of Pirin Golf and Country Club property acquisition: We offer a packaged deal to all future owners, who invested in Pirin Golf and Country Club. Please contact us for details.

Legal Fees

When buying off-plan at Pirin Golf and Country Club, Bansko, Bulgaria, one should factor in the following legal fees which are payable in the process:

  1. Conveyancing, Preliminary contract and Maintenance contract checks performed by an independent lawyer, appointed by the buyer. During the checks, the lawyer satisfies Bulgarian conveyancing procedures (title deeds, planning permission, regulatory compliance etc.) and carefully checks the contracts to fully protect his client's interests. The amount of the fee for this service is agreed between the buyer and the lawyer. We can help our clients with providing contact details of reputable Bulgaria-based law firms .
  2. Legal and transfer fees are payable upon the transfer of property ownership. The amount of these fees is between 3% and 3,5% of the purchase price. We strongly advise clients to use a lawyer in this very important phase of the buying process.

Property Management and Letting

  1. We will advise all of our clients of the best options for their personal circumstances.
  2. We offer Property management and rental contracts to all owners.

General Remarks

  1. All properties in Pirin Golf and Country Club are sold on a freehold basis. If you are a foreign citizen and decide to buy a chalet-style villa or a twinhouse you need to arrange for the purchase through a Bulgarian limited company. We are ready to advise you on this isuue and offer qualified legal support.
  2. When one re-sells his/her property, payment of transfer taxes is agreed between the seller and buyer. It can be agreed that these are paid by the seller, or split between both parties.
  3. Maintenance of your property is regulated by the terms of the Maintenance contract which is signed jointly with the Preliminary contract of sale. This is charged at a fixed rate, usually fixed in Euros per square metre, per year. When buying a new- build property or resale apartment purchased off-plan, always carefully check the Maintenance contract and its contents.
